How often should I have my plumbing inspected?
For most homeowners, a plumbing inspection every two years is sufficient to ensure everything is working properly and head off any potential problems. In older homes where builders may have used steel pipes and fixtures may be deteriorating due to age, more frequent inspections may be needed. It's also a good idea to schedule frequent inspections of water lines running from your home if you have large trees on your property, as extensive root systems can cause leaks in those lines.

For restaurants and other commercial establishments, most professional plumbers suggest quarterly inspections to prevent shutdowns that can severely damage business operations.

How often should commercial drains be cleaned?

Depending on your commercial enterprise, drains should be cleaned at a minimum once a year, and most professional plumbers recommend twice a year. Commercial and industrial operations are prime locations for debris to get into drains, causing serious clogs and potential flooding that could shut down your business. Restaurant kitchens are a special case due to grease and food debris in sink and floor drains. Agosta Plumbing provides drain and sewer maintenance agreements that include:

What are signs that my hot water heater is failing?

Homeowners may fear that an aging hot water tank will burst without warning, sending water running across the basement. While this can happen, most hot water heaters will give you plenty of warning that they are beginning to fail. Don't ignore the following signs:

  • Strange noises -- Your hot water tank should operate silently. If you are hearing rumbling or popping sounds, you tank is struggling to heat water around a buildup of sediment that has hardened at the bottom of the tank, making it prone to a cracking.
  • Water puddles around the tank -- While those drips could be a from a loose connection or a leaky valve, they also could be a sign the tank has corroded, and water is leaking through the cracks.
  • Cloudy water -- Your hot water should come out as clear as your cold. If your water is cloudy or has a metallic odor, it could indicate rusty pipes or corrosion inside the tank.
  • Inconsistent temperature -- If it seems you are running out of hot water too quickly or the water is not a consistent temperature, there's a good chance sediment has built up in the tank and it is starting to fail. As a rule, you shouldn't have to adjust the temperature on your water heater unless you have had an increase in demand, such as out of town company. At Agosta Plumbing, we recommend regular inspections, especially for aging hot water heaters, and suggest replacing yours if you know it is older than 10 years.
What is the normal life expectancy of a sump pump?

With regular use and care, sump pumps will typically last about 10 years. For homeowners, this means being vigilante because a sump pump that suddenly stops working could mean severe flooding and damage to the basement, crawl space and foundation. In general, sump pumps that begin to run less frequently, run constantly, seem to jam more often, or have visible corrosion should be replaced. If you know your sump pump is 7 to 10 years old, Agosta recommends you consider replacing it before you have a problem.

How long does a gas line last?
Studies of gas lines, both commercial and residential, have not set an exact life expectancy. Gas lines that are damaged by roots or construction may fail quickly, while other gas lines have lasted decades without need for replacement. In general, many communities will go about replacing gas lines that are anywhere from 10 to 20 years old, while residential lines will frequently provide 30 years or more of service. If you believe you have a gas leak or that your gas line has been damaged, leave the premises and call for help immediately.
